Tanger Factory assistance dented by shop closures

Tanger Factory Outlet Centers (NYSE: SKT) assistance for 2020 FFO per share of $1.

Assistance assumes 2020 same-center net operating income for combined portfolio between -6.75%and -8.25%, showing $376 M impairment acknowledged for Jeffersonville, OH, home, average occupancy of 92%-93%; and projected store closures connected to occupant bankruptcies and restructurings.

” While we anticipate prospective near-term tenancy and rent pressure, we plan to lease tactically to upgrade our tenancy and the customer experience in order to drive long-term growth,” said CEO Steven B. Tanger.

Q4 adjusted FFO per share of 59 cents per share beats the average expert estimate of 56 cents and compares with 64 cents in the year-ago duration.

Present quarter includes a 4-cent per share dilutive impact related to properties sold in March 2019.

Q4 same-center NOI for the combined portfolio fell 0.4%for the quarter and 0.7%for the full year, mainly due to the effect of tenant personal bankruptcies, lease modifications, and store closures.

2020 assistance assumes 303 K square feet of recognized closures relating to all Dressbarn and Kitchen Collection shops and specific Permanently 21 and Location Maternity shops that closed in January and 322 K-372 K square feet of potential additional closures.
